Hiring the wrong company for mold remediation doesn't just waste money — it can leave the actual problem untouched. A rushed job that skips containment or never addresses the moisture source often means the mold is back within a few months, except now you've already paid for work that didn't fix anything. This guide is the vetting process you should run before signing anything.

Ask for proof of insurance, in writing

Ask for proof of general liability insurance, and ideally workers' compensation coverage, provided in writing before any work begins. A legitimate company should be able to produce this without hesitation. If they can't or won't, that's an answer in itself.

Insist on a written scope of work

A verbal promise isn't a scope. The written scope should specify containment methods, the areas being treated, what materials will be removed versus cleaned, and what equipment will be used. If a contractor can't put the plan on paper, you have no way to hold them to it later.

Be skeptical of fogging-only quotes

Be cautious of any quote built entirely around fogging or spraying a chemical treatment with no physical containment, demolition, or removal involved. Fogging alone rarely resolves an established mold problem on its own. It can be part of a complete job, but it's not a complete job by itself.

Confirm who performs clearance testing

Ask directly who will perform clearance testing after the work is finished. Independent third-party testing — someone other than the company that did the remediation — is generally a stronger, more objective way to confirm the job worked. A company that insists on grading its own work has a built-in conflict of interest.

Ask for references and follow up

Ask for references or examples of completed work, and take the few minutes to actually call them. A reputable remediator expects this question and welcomes it.

Confirm the moisture source will be fixed

Before any remediation starts, confirm exactly how the moisture source itself will be identified and fixed. Remediation without fixing the underlying leak or humidity problem is a temporary patch — the mold will come back in the same spot.

Understand Pennsylvania's licensing reality

Pennsylvania does not issue a single universal 'mold remediation license' the way it does for some trades, so training and credentials matter more here. Ask whether technicians have completed IICRC-equivalent training or comparable industry coursework, and verify the company is a legitimate, established local business rather than a name that appeared a week ago. If the scope includes remodel-scale work like replacing drywall, flooring, or cabinetry, also ask whether the contractor carries the required Pennsylvania Home Improvement Contractor registration for that kind of work.

Red flags to walk away from

  • High-pressure sales tactics offering a huge discount only if you sign today.
  • No containment plan at all.
  • A company that refuses to discuss or address the moisture source.
  • Door-to-door solicitation pushing fear-based urgency in the days right after a storm.
